Real Estate Is At A Peak Here.

II am going to unload the man cave and my trusted tractor. LOL
That is easily done but getting rid of a house full of furniture is difficult on short notice when I get a contract on the house.

It took years to accumulate that stuff and now the do not want it. There is no easy way out. LOL

It is too hot to fish. it does not rain here anymore so I will also unload the boat.

I guess I will just sit on my butt at this computer ----- read political crap and drink DrPepper for the rest of my life. LOL

Well I will enjoy seeing the Cowboys win the Super Bowl this season. That will be a plus.

With global warming it is hotter than hell in Texas but I have AC so it is all good here
in the house. So everything is looking up!

I've thought many a time of selling my property and moving, but I'd never be able to replace it.

So, your kids don't want your stuff? Maybe you have the wrong kind of stuff?

My kids say my furniture is stone age and I am too. LOL
I thought that I raised them the right Way. LOL
Well Most of the furniture is antique from France, England and the U.S so they are partially correct.

There used to be a free flea Market in Cleburne Texas.
I will check that out and show them I mean business! LOL
Hopefully it is still there.

I will miss my man cave most of all and I will be locked down here at home base. The wife enjoys cooking so
I will help her out by eating all that food.

Niles where is that free flea market you mentioned three years ago?

Then there is an even bigger problem. The wife will not let me keep my tractor in the back yard at home base. LOL

Niles sweetheart can I bring my tractor up there and store it out behind the barn? LMAOFF

One thing though. I would not want any of those chickens crapping on it. LMAOFF.

I would like to hook one of them.
Actually, I cannot remember the last time it rained here in central Texas. I think at last count our 100 plus temperature days were around 23. A north wind from up Rockets place blew down here and lowered the temperature to 99 for one day.

I would also enjoy seeing you do the Riverdance thing. LOL
And all of those red haired ladies there. LMAOFF.
That would be like heaven. LOL

There used to be two flea markets in Cleburne, but neither were free, you have to pay for a space. There's Burd's flea market on Henderson St. that is only open on Wednesday, the other one was open on weekends. Never knew the name of that one, I would drive up there at 5:30AM on Saturday, pay the owner $5.00 for a spot and then set up for only one day. Sold a lot of horse tack and even sold chickens there.
Then there is Antique Alley that will be here the third Friday in September. I have no idea how to get a spot in that one. Talk to land owners, or just pick a spot along the road? LOL, just taking a guess there. It starts in Cleburne so I avoid going up there because the traffic gets really bad. Lot's of people love it though and travel out to get some bargains.
I can't guarantee the chickens won't decide to roost on your tractor. I keep a plastic bag over the seats of my tractor and riding mower, the birds don't like them, not even the little wild birds.
I thought you had a small tractor? That wouldn't be hard to fit into your backyard. Shoot, teach your wife how to drive it, she might have some fun. My youngest daughter was afraid to drive mine and finally one weekend decided to learn. She found out it was easy and had a blast. I still have to teach her a few things, but she'll learn the more she uses it.

Capital gains tax is a huge problem when selling real estate held for years that has gained tremendously in value lately.

By keeping the property and willing it to your kids, it passes to their ownership at the current value without consideration of what you paid for it. ----- thus there is no capital gains realized at that point in time.

We don't have estate tax in Canada. So TXJ you should move to Canada for a while to avoid all of that.......LOL! We don't pay taxes on lotteries either. Sometimes there are advantages of living in Canada but not always. We also don't have to put up with Trumpism up here....
